How I Stopped Wasting Hours Hunting For Real Estate Leads

There is a common phrase in real estate investing that says, “The money is made before the deal is even purchased.” 

How exactly do you even make money before you do the deal? You find motivated sellers who can help you turn dirt into diamonds. It is much easier said than done, though, if you have ever tried to see deals by driving for dollars, cold-calling random Zillow leads, and more.

If you’ve ever tried to build a motivated seller list from scratch manually, you know the drill:

Spreadsheets open, tabs everywhere, and you’re five clicks deep into the county assessor site, trying to figure out if “Delinquent Dan” still owns that boarded-up duplex from 2003.

I’ve been there, and I hated every second of it. That’s why I started using REsimpli’s List Pulling feature, and I haven’t looked back. Honestly, I wish I had it when I started. I probably could have saved enough time to pick up a hobby, such as actually winning my fantasy football league, learning a new skill, or even just getting some sleep.

The Lead List Hustle (Before REsimpli)

Before I found REsimpli, my lead gen process looked like a bad group project: too many tools, too many spreadsheets, and absolutely no one on the same page. I’d pull a list from one site, scrub it in another, then spend hours manually deleting duplicates in Excel while quietly panicking that I was about to send five postcards to the same guy named Earl.

And don’t get me started on updates. I’d build what I thought was a solid list in January, only to recheck it in June and realize half the owners had sold, passed away, or rebranded as LLCs with names and emojis like “Desert Dreams Capital LLC.”

Even with a couple of VAs helping, it felt like I was duct-taping a data operation together while blindfolded. By the time I finished “cleaning” a list, the only thing I was generating was carpal tunnel. I was spending more time chasing clean data than I was chasing actual deals.

Enter: REsimpli’s List Pulling

REsimpli flipped the script. Their List Pulling feature is built directly into the CRM, so you don’t have to Frankenstein five tools together. It’s fast, it’s easy, and get this: It actually pulls valid data.

Instead of hunting around, I just pop into REsimpli; select my city, ZIP code, or county; draw a slight shape on the map like I’m playing with Microsoft Paint; and boom: data.

Not just “here’s 500 addresses and good luck” data. I’m talking:

Absentee-owned

High equity

Vacant properties

Years of ownership

Property type, square footage, and beds/baths

Even cash buyers

I can build a sniper-level lead list without leaving the dashboard, and it has helped me close several deals already.

One lead came from a tired landlord in Georgia who hadn’t stepped foot in their rental in 12 years. Another was a vacant, inherited property that had never even been listed. 

These aren’t your recycled MLS leftovers. These are off-market, often off-radar, and they’re the kind of leads that respond well to a thoughtful mailer or a well-timed text.

The “Auto-List Builder” Is Where It Gets Wild

Okay, this part felt like cheating the first time I used it. Once you’ve dialed in your filters, like absentee owners with 40%+ equity in a specific ZIP code, you can save that search. Next time? Just click your saved filter, and boom: REsimpli pulls up the latest list without having to retype a thing.

Even better, it won’t pull in duplicate records. If you already added 500 records a few months ago and now there are 510, it only adds the 10 new ones: no messy overlaps, no wasted marketing.

Stack, Export, or Market—Your Call

Once I have a list, I either export it for direct mail or stack it inside REsimpli with other lists (tax delinquent, probate, etc.). That’s where things start to click for any real estate investor. You begin to see overlap between motivated seller lists; those are your golden leads. I’ve closed multiple deals just by stacking and narrowing down the overlap between high-equity and absentee owners in specific ZIP codes.

Pro tip: If someone appears on three different distressed lists, don’t just walk—run to them.

Final Thoughts

If you’re still building lists manually, I’ve been there, and I don’t miss it. REsimpli’s List Pulling feature changed everything for me. It took the chaos out of lead gen and let me focus on what actually drives deals: having real conversations with motivated sellers.
