Purchasing a house or a business property is not merely an economic transaction, but a lifelong aspiration. But with increasing property rates, the majority of individuals require assistance to fund such a huge expenditure. That is where a mortgage loan is necessary. Let us look at this definition in plain terms and discover how you can avail yourself of it.

What is a Mortgage Loan?

A mortgage loan is a loan in which you borrow funds from a bank or financial institution to purchase or utilise a property, and in return, you provide the same property as security for the loan. This implies that if you fail to pay back the loan, then the bank can legally assume possession of the property.

This type of loan assists individuals who wish to buy a house, flat, or land but cannot afford the entire sum at once. Instead, you repay the mortgage loan in ordinary instalments, often monthly, over a prolonged period, often 10 to 30 years. These instalments are referred to as EMIs (Equated Monthly Instalments), and they consist of both the loan sum (principal) and interest.

The rate of interest can either remain fixed (constant for the entire duration of the loan) or floating (varies with the market rate). The choice between them rests on your willingness to bear changing rates and financial management.

When you’ve paid back the whole mortgage loan, the house belongs to you absolutely, free and clear.

How Does a Mortgage Loan Work?

Suppose you want to buy a house that costs ₹60 lakh. You would go to a bank for a mortgage loan. If you are eligible, the bank would grant you 80% of the value of the property, i.e., ₹48 lakh. The percentage range of mortgage loans in India would be around 75–90%, which may vary with the lender and your financial background. You would pay the remaining ₹12 lakh from your own pockets as a down payment.

You would pay back the ₹48 lakh, including interest, in EMIs over the next 20–25 years. Banks also levy some processing charges, so take that into consideration while planning your budget.

What is Lease Rental Discounting?

Having learned about mortgage loans, let us now learn about a special category called lease rental discounting (LRD). This is a good loan facility for people with commercial properties already leased out.

In lease rental discounting, the bank lends you money on the basis of your future rentals. So, if your office or shop is rented out and generates monthly rent, the bank will determine the total future rent that you are going to receive over the years and lend a loan against it.

It’s an intelligent method of raising funds without selling your assets. A lot of business owners employ lease rental discounting to raise funds for expansion, cash flow management, or refinancing other loans. As rental income is a dependable source, banks tend to lend a handsome amount.

Steps to Apply for a Mortgage Loan

Obtaining a mortgage loan may seem complicated, but it’s a relatively well-structured process. Here are the steps:

Compare Lenders

Begin by comparing interest rates, loan tenures, and processing fees available from various banks or housing finance companies. Websites, mobile apps, and loan agents can also assist you in gauging your possibilities.

Check Your Eligibility

Banks assess your ability to repay based on your income, credit score, age, job stability, and any existing loans. A good credit score (above 750) increases your chances of approval and helps you get better rates.

Prepare Your Documents

You’ll need to submit:

Identity proof: Aadhaar card, PAN card, Passport, Voter ID.

Address proof: Utility bills, Rent agreement, Aadhaar.

Income proof: Salary slips, Income Tax Returns, bank statements.

Property documents: Sale agreement, title deed, builder’s NOC.

Fill Out the Application

Complete the loan application form carefully and make sure that all information is reflected in the documents you’re submitting.

Wait for Verification

Your documents must be verified by the bank, and the property’s legal status checked. If all steps have been followed correctly, they will issue a sanction letter with the terms of the loan amount, interest rate, EMI, and so on.

Disbursement

Once you sign the legal documents and agree to the conditions, the bank pays out the loan amount — either to you or to the seller of the property.
