With home prices skyrocketing across the country, it’s easy to feel like the dream of owning a home is drifting further out of reach. But not all hope is lost, especially in Illinois. Beyond the buzz of Chicago’s real estate market, there are still pockets of the state where affordable homes and strong communities go hand in hand.

Whether you’re looking for a place to start a family, buy your first home, or settle into something more low-key (but still charming), these eight cities in Illinois prove that you don’t need a million-dollar budget to build a beautiful life.

1. Rockford

Rockford might not be the first city that comes to mind when you think of real estate gems, but that’s exactly what makes it so appealing. With a median home price well below the national average, Rockford offers a range of charming older homes and newer builds. It also has parks, riverfront views, and a growing arts and culture scene that make it feel more like a hidden treasure than a compromise.

2. Peoria

8. Belleville
