How I Funded a Flip With Zero Dollars Out of Pocket

A few months ago, I stumbled onto a property that looked like the perfect flip. It was a tired but solid three-bedroom home in a neighborhood I knew well. Nothing scary structurally, just cosmetic stuff: outdated tile, beat-up cabinets, popcorn ceilings. 

The comps were strong, the spread looked good, and my contractor was available to start next week. There was just one problem: I didn’t have the cash.

Like many investors, most of my money was tied up in another project. I could’ve called a partner, but I didn’t want to give up half the profit for a project I’d be running solo. 

I thought about passing on the deal. But instead, I made a call, and that changed everything: I called Dominion Financial.

A Different Kind of Loan

I’d heard Dominion Financial had a bridge loan product that actually covered 100% of both the purchase and the rehab. I assumed it was one of those “technically true” situations where you end up needing 10% to 20% down anyway. 

However, they reviewed the numbers, requested the scope of work, and within 48 hours, I had received full approval. No appraisal. No endless paperwork. No personal gymnastics to pull equity out of another deal. A loan that did what it said it would: funded the entire project from start to finish.

Here’s what made it work:

Dominion Financial didn’t base the loan solely on my W-2 or tax returns.

They focused on the deal itself: the ARV, the renovation budget, and whether the numbers made sense.

The loan covered 100% of the purchase price and 100% of the rehab costs, with draws available in 24 to 48 hours.

They closed faster than most hard money lenders I’ve worked with, and without the crazy points or fees.

I’ve used hard money before, and this was a different experience.

Dominion operated like a financial partner, not a gatekeeper. Their underwriters weren’t looking for a reason to say “no.” They were trying to say “yes” without compromising on risk. And that made the process feel collaborative instead of adversarial, which, if you’ve ever dealt with the wrong lender, you know is a breath of fresh air.

Once we closed, I got moving fast. Demo started the next day. Their draw system was smooth, and I never had to slow down the project due to funding delays. They funded my first draw before my old hard money lender would’ve even completed the appraisal process.

What Made the Difference

This wasn’t just about convenience. It was about control. Not having to pull from my own cash reserves meant I could make better decisions throughout the renovation.

I didn’t have to choose between spending more on better finishes or holding cash back “just in case.” I could focus on getting the project done right, which translated into a better product, a quicker sale, and a higher profit.

If you’re an investor trying to scale without constantly robbing Peter to pay Paul, here’s why this kind of loan matters:

It lets you move quickly on great deals without worrying about whether your cash is liquid.

It helps you avoid splitting profits just because you’re short on capital.

It creates consistency. No more feast-or-famine investing cycles tied to your last sale or refinance.

This program isn’t for everyone. You still need to demonstrate experience, have a viable exit strategy, and be realistic about your renovation scope. But if you’re a serious investor with good deals coming your way, the 100% LTC bridge loan from Dominion is a tool that can take you from stuck to scaling, without giving away equity or draining your savings.

This bridge loan gave me the ability to close a profitable deal with zero out-of-pocket expenses, keep my cash free for other opportunities, and deliver a better product because I wasn’t cutting corners to save pennies.
